The property is located in Lodz-Bałuty at Hodowlana Street with a total area of 3.6289 hectares. There is a new study for the City of Lodz with the designation of the property for multi-family housing.

The property has access to a municipal road and is located in the outskirts of the city.

From the south - industrial buildings are located, from the west and east - a narrow strip of allotment gardens, and behind this narrow strip of allotment gardens from the west - numerous single-family buildings and service properties, and from the north - undeveloped areas - the valley of the Sokolowka River, a nature reserve. These areas are among the quiet and peaceful.
Thanks to the proximity of Szczecinska Street and service and industrial areas, the area is well connected with the city center.
The width of the property from the front from Hodowlana Street is 84 meters, the depth towards the north is about 450 meters.

It was planned to build on this property an estate of semi-detached and single-family houses; a building permit was obtained for this property, a division of the property into plots for the planned estate was carried out.

According to the assumptions, the planned estate was to be ecological, with low intensity of development, lots of greenery, low-rise buildings. On the side of Hodowlana Street, there is a buffer in the form of an existing plot of ca 2,500 m² with existing tree plantings, between which a parking lot was planned for the needs of residents and visitors, as well as a playground for children.

The property has a connection to electricity, gas, water and sewer.

Another concept calls for the construction of urban villas - three-story villas with 3 apartments on each level (one apartment of ca 46 m², the other two of ca 53 m² each) on a plot of 1000 m² as halves of a "semi-detached" house (this size of plots results from the concept of preliminary division of the property). On the separated part of the 1000 m² plot, parking spaces will be created in the form of a covered pergola (9 spaces for 9 apartments of each half of the twin). Thus, on two plots of land with a total area of 2000 m², a semi-detached house of 300 m² with 18 apartments with a total area of 900 m² will be built. A total of 9 semi-detached urban villas will be built for a portion of the property of ca 2 hectares. Small gardens will be available for first floor apartments. The semi-detached multi-family houses will not have basements. The small area of the apartments will allow quick sale at attractive prices.
