Rules and conditions for the development of buildings and land use.
1. 1MN, 2MN, 3MN, 4MN, 5MN, 6MN (total area 15.57 ha).
1) Designation:
a) primary designation – areas for detached single-family residential development, including utility buildings and garages for passenger cars, as well as technical infrastructure and transportation, b) supplementary use – ancillary services (integrated);
2) Forms and parameters for the design of new buildings and existing ones in the case of expansion, addition of stories, or reconstruction; color scheme of facades and roofs; type of materials used:
a) single-family residential buildings: maximum number of above-ground stories – 2,
maximum building height – 10 m, maximum ground floor level height 0.80 m relative to ground level, 1.20 m in the case of a basement, gable or multi-sloped roofs with a roof pitch of 30° to 45°.
b) garage and utility buildings: maximum number of above-ground stories – 1,
maximum building height 6.0 m,
maximum ground floor level height 0.30 m relative to ground level, gable or hipped roofs with a slope of 20° to 45°, maximum number of parking spaces for passenger cars – 2, c) color scheme of facades and roofs in accordance with § 7(4);

6) Rules and conditions for the division of real estate: a) the division of real estate is permitted provided that the utility value of the parts created after the division is preserved, in accordance with the intended use and development conditions specified in the plan:
- it is established that the minimum area of a newly subdivided building lot in MN zones is 1,000 sq.m.,
- it is established that the minimum frontage width of a newly subdivided building lot is at least 20 m,
- It is permitted to delineate plot boundaries in accordance with existing boundary lines at an angle of 90° ± 20° relative to road boundaries,
- Subdivisions approved prior to the effective date of this plan demarcating building lots with a frontage width and area smaller than those specified above as sufficient for development consistent with the land’s designated use,
- the subdivision of the property is permitted provided that the proposed lots have access to a public road;
7) Restrictions on land development resulting from existing infrastructure (location of buildings in the vicinity of HV lines, MV lines, other utility networks, and railway lines): a) Structures located within 15.0 meters of existing and planned 15 kV power lines must be designed, constructed, and operated in compliance with safety regulations, Polish Standards, and other applicable regulations; b) Buildings in the vicinity of 110 kV power lines must be located in accordance with the designated building line,
c) The Plan permits the construction of new buildings with rooms intended for permanent human occupancy located within the impact zone of transportation infrastructure, i.e., at a distance of less than 100.0 m from the boundary line of the railway property, provided that appropriate structural and construction solutions are implemented, including the use of windows with enhanced sound insulation in the buildings;
