Building conditions according to the Local Spatial Development Plan for plot no. 749/3:
- 40% of the area (i.e., 823 m2) may be built on, 60% of the plot is to be covered with biologically active vegetation.

- built-in or free-standing service facilities are permitted, provided that their nuisance does not exceed the boundaries of the building plot.
- No greenhouses, plant or animal breeding facilities may be built if their nuisance extends beyond the boundaries of the plot.
- There are medium-voltage power poles on the street along the boundary of the plot and neighboring plots. In accordance with regulations, buildings should be planned with a minimum of 8 meters of free space.
- There is a building with a floor area of approximately 63 m2 on the plot, which is intended for demolition, but it is possible to take advantage of the fact that the building is 2.5 meters from the plot boundary. By demolishing the building down to its foundations, it is possible to use the existing foundations and not move the building line deeper into the plot. Current building regulations require the construction of a wall without windows at a minimum distance of 3 meters from the fence line, and walls with windows at a minimum distance of 4 meters from the fence line.
