I encourage you to familiarize yourself with two adjacent plots of land with a total area of 35,300 sqm, located in Gadka, Kolbiel municipality by the S17 expressway with two exits to the plot.

The property is covered by the MPZP and includes the MR area - areas of homestead development. These are areas of agricultural development, in which the implementation of services related to agriculture is allowed.

For areas of homestead development "MR" is established:

- in agricultural-habitat development it is allowed to locate service development related to agriculture,

- it is allowed to locate services and other forms of economic activity, the function of which does not interfere with residential development and the nuisance is closed within the limits of the used area,

- when locating investments related to economic activity, sanitary and environmental protection regulations and other special provisions must be observed,

- height of buildings up to 2 storeys and up to 3 storeys in the case of reference to the neighboring development,

- designed development should relate in character, form, scale and dimensions to the existing development and should be adapted and integrated into the landscape,

- homestead development should provide for greenery on min. 60% of the plot area, and in the implementation of economic activities on min. 50% of the plot area with the exception of the areas located within the boundaries of the Nadwiślański Obszar Chronionego Krajobrazu (Nadwiślański Protected Landscape Area) and its buffer zone, where 75% of the area of the biologically active plot is obligatory,

- building lines in accordance with the provisions of the text of the plan in the field of communication, - in the case of location of services and other forms of economic activity, adequate communication area should be provided, determined by special regulations,

- the location of automotive service facilities is allowed, provided that special regulations are observed and sanitary and environmental protection arrangements are obtained,

- a high-pressure gas pipeline passes through the plot, the development distance is 6m on each side.

In the immediate vicinity of the plots I find a gas station along with a MOP, a restaurant / inn and a logistics center.
