The space is divided into two rooms and features a balcony. The windows face the courtyard.

Monthly rent for the office space: 

• net rent—23.90 euros per 1 sq m,
• net service charge: 33.90 PLN per 1 sq m 

The above amounts are calculated based on a gross area of 74.36 square meters, taking into account a common area ratio of 7.33%.

An additional fee applies for electricity consumption based on an individual meter, plus the cost of the internet connection.

Up to 5 parking spaces are available for rent in the office building’s underground garage at a rate of 250 Euro per space per month, or in the adjacent municipal underground parking garage at a gross rate of 840 PLN.

A cash deposit or bank guarantee equal to 3 months’ gross rent is required.
The minimum lease term is 12 months, assuming only a basic refresh of the premises.

Upon completion of the agreed lease term, the agreement will be converted to an indefinite-term lease with a 3-month notice period.

The premises will be available starting September 1, 2026.

Building

Polna Corner consists of two connected office buildings: a modern, glass-fronted office building with an area of 5,700 square meters and a renovated townhouse on the corner of Polna Street with an area of 1,505 square meters.

The buildings are located right next to the Politechnika Metro station. Polna Corner offers the possibility of combining floors across the two buildings (the new office building and the revitalized tenement building), providing a total of approximately 900 mkw. per floor.
