PURPOSE OF THE PROPERTY:

The subject plot of land is located in an area where the
Local Land Use Plan is in force. Plot 165 from area 7-10-02 is covered
by the local zoning plan for Mlociny residential area, part II B,
enacted by the Municipality Council of Warsaw-Bielany with Resolution No. 585/XVIII/01 of December 7
2001.
Provided with a certificate from the Board of the Bielany District of the Capital City of Warsaw
about the designation of registered plot number 165 from area 7-10-02 located at 15 Samogłoski Street, corner of Żubrowa Street, dated January 27, 2020, defining the designation
of the area with the symbol 9-MNL.

Basic designation 9-MNL: single-family residential development in the form of
free-standing buildings. It is allowed to locate primary services and crafts -
non-obtrusive, built into the residential building. The plan excludes the location of
free-standing outbuildings and garage buildings. Existing
residential and service buildings may be subject to replacement, expansion and redevelopment according
to the principles established in the plan.

STATE OF PLANNING:
Buildings on Balaton Street built in 1993. The building was extended based
on a project of extension and change of use of a commercial building from 2010.
The building used to provide catering services on the first floor.

Location and surroundings The property is located at 15 Samogłoska Street at the corner of Żubrowa Street in Warsaw in the Bielany district, in the urban area of Młociny. Żubrowa is a side street of Wóycickiego and Dankowicka Streets. The property is located about 13 km from the center of Warsaw.
