According to the MPZP, the area is marked "UH/U/MN2: Trade services/Miscellaneous services/Single-family development of urban or villa character:

  • UH - allows the location of facilities with the function of trade services as free-standing or built-in. It is permissible to locate trade services as built-in facilities in combination with crafts, hospitality, horticultural production, car transport service, and catering services. The maximum height of buildings is set at 4 stories.
  • U - the location of all types of service facilities is allowed, subject to the following conditions: the nuisance of service facilities will not exceed the boundaries of the building plot, the location of the facility with the selected service function will be in accordance with the conditions and restrictions established in the plan for the site, the development project will demonstrate that the building plot is suitable for the location of the selected service function in terms of location, size, access and technical development.
  • MN2 - single-family detached development of urban or villa character. Semi-detached development is allowed, if as a result of property divisions plots were separated too narrow for the location of detached development, and in other justified cases. The maximum height of buildings is set at 2 stories. It is permissible to develop built-in or free-standing service facilities with nuisance not exceeding the boundaries of the building plot. It is ordered to preserve at least 60% of the area of the building plot as biologically active area covered with vegetation.
