I have to offer two attractive plots of land, located in the area of central Parnassus, with the possibility of development of usable residential area (PUM) of about 600-640 sq.m.

The plots are located in close proximity to the Kampinos Forest (on the geodetic map No. 51/1 and 51/2), about 300 m from the main Warsaw entrance to the Park. They have dimensions of approximately 49 m. x 14.3 m., with the longer side adjacent to an asphalt internal road, which is cleared of snow in winter.

The plots are ideal for carrying out a smaller development project in accordance with the development conditions.

Regulated development conditions:

• 35% of the area,
• facade length of 15 m,
• height of 10 m,
• flat roof,
• possibility to build 4 apartments (two twins), 3-storey with a usable area of 150-160 sq.m. each about 110 sq.m. of green area to each apartment.

In terms of utilities:

• Gas is on the way, the cost of 2 connections (for 4 apartments) has been paid for, you just need to have it installed at the desired location - check if the contract is still valid (it was concluded about 12 years ago, however, so far it has not been implemented),
• Grid is on the plot, there is a meter (at the house),
• Water is also in the road,
• Sanitation own (with a septic tank for installation), according to information obtained from MPWiK around 2017; it has not been rechecked since then, so circumstances may have changed.

After VAT and PIT deductions are taken into account, the final price is PLN 910,000.
1,299,000 (at 19% VAT) or PLN 765,000 (at 32% VAT).

The VAT invoice is issued at 8% for the plot with the building and 23% for the undeveloped one, which allows the business buyer to fully deduct taxes. "Strange" price results from multiplying the net price (PLN 1.124 million) by the respective VAT rates (8% and 23%).
