The areas of single-family and service development ("MNU1" and "MNU2") are designated for:
1) single-family development;
2) public and commercial services, subject to sec. 2 points 1 and 2;
3) outbuildings, garages;
4) arranged greenery, sports and recreation facilities, objects of small architecture;
5) vehicular and pedestrian communication (accesses, exits, accesses, internal roads, pedestrian and vehicular routes, parking lots);
6) technical infrastructure equipment and facilities.
For the areas in question, the following principles of development and conditions and standards of development are established:
1) only such types of service activities are allowed, which are not included in the types of projects likely to significantly affect the environment within the meaning of separate regulations;
the above condition does not apply:
a) projects existing on the date of entry into force of the plan, provided that these projects have been carried out in accordance with applicable laws,
b) public services,
c) tourism services,
d) technical infrastructure and communications (including roads, parking lots);
2) the location of new sawmills and carpentry shops is excluded;
3) the maintenance and expansion of existing homestead buildings, as well as the location of new homestead buildings is allowed;
The land use indicators for "MNU2" areas are established:
a) intensity of development - from 0 to 1.6,
b) area of development - not more than 0.4,
c) area of biologically active land - not less than 30%;
In the areas of "MNU2" it is allowed to locate a single-family building directly at the border with a neighboring building plot in the event that a second single-family building is simultaneously located on the neighboring plot directly at this border;
With regard to outbuildings and garages, it is permitted to situate a building facing a wall without window or door openings towards the border with a neighboring building plot, at a distance of not less than 1.5 m or directly adjacent to this border;
The plot is located in a well-known tourist area. It can be a good capital investment.
