General principles of spatial
order protection and development 1) regarding the principles for locating buildings in relation to roads:
a) locating buildings in accordance with the building lines marked on the plan drawing,
b) in the case of internal roads—locating buildings at a distance of at least 5 m from the boundary lines of such roads;
2) for residential development areas—a prohibition on constructing more than one residential building on a building lot;
Detailed provisions for specific areas
§ 33. For areas designated from 1.MN to 22.MN, the following is established:
1) regarding land use:
a) primary use: single-family residential development areas—in the form of detached and semi-detached housing,
b) permitted use:
- internal roads,
- technical infrastructure facilities and networks,
- preservation of farm buildings through their reconstruction or renovation, with a prohibition on new construction,
- utility buildings and garages;
3) regarding land use principles:
a) minimum proportion of biologically active area: 60% of the building lot area,
b) maximum building coverage: 30% of the building lot area,
c) floor area ratios: minimum: 0.01, maximum: 0.7;
4) regarding building design principles:
a) maximum height of residential buildings not exceeding 12.5 m (up to three above-ground stories
),
b) maximum height of utility and garage buildings not exceeding 5 m;"
