House for sell - Exceptional offer, 2 houses, Wille Borki, Brwinów

I am offering for sale an extraordinary property consisting of two houses (with a total usable area of 233 m2), a beautiful garden (with an area of 1360 m2), and outbuildings (with a total area of 114 m2). The property is located in a villa district of Brwinów called Wille Borki, directly adjacent to Podkowa Leśna. Wille Borki is historically, socially and urbanistically strongly connected with Podkowa Leśna and undoubtedly belongs to the most beautiful part of Brwinów. Picturesque circumstances of nature, elegant neighborhood, proximity of Młochowski Forest (2 km) and attractive location in relation to WKD railroad ( Podkowa Leśna Wschodnia - 1km/14 min. walk) will interest both peace and nature lovers and active lifestyle. Thanks to the interesting architectural solutions, the offer also creates a wide range of opportunities for families, nurturing multi-generational traditions.

The property consists of two, fully independently functioning houses, architecturally connected by a single block, which gives the possibility of combining them again. On the beautifully landscaped plot there are also outbuildings (5 rooms with a total usable area of about 86 m.2) and a covered shed with an area of about 54 m.2 The outbuildings require renovation, but have great potential in terms of registering a business with a type of non-intrusive services, such as a psychologist's office, notary/legal office, architectural/photography/beauty/yoga/fitness studio, etc.

Modern and ready-to-occupy house no.1 (with a total usable area of about 100 m2) was built in 2005, as a result of the extension of the original building built in 1980, which for the purposes of this offer I will call house no.2.

House no.1 consists of a first floor with an area of about 68 m2 and a usable attic, partly in the nature of an openwork mezzanine with an area of 36 m2(after deducting the bevels, about 29 m2 of usable area). The mezzanine is accessed by a beautiful spiral staircase made of solid oak by a master craftsman's guild.

House no.1 was built using Canadian technology with attention to the highest quality of both construction and finishing materials, has full technical documentation and consists of:

  • a hall (3.75 m2).
  • a living room with fireplace (31.3 m2), with window exposure to the south-east.east.
  • separate kitchen with slope window, open to living room (6 m2).
  • bathroom with shower, toilet, sink (5.5 m2), with window exposure to the north.
  • a bedroom with a very capacious built-in closet (19.5 m2, closet size:350 cm x 0.60 cm), with window exposure to the west.
  • a mezzanine where there is space for office work (4.5m2), relax with a book (4.5m2), communication (7m2), with window exposure to the south-east.east, and a guest room/office (19.5 m.2), with window exposure to the west.

Exterior walls of the first floor: made of 38 cm thick siporex blocks with 5 cm thick polystyrene foam cement-lime plaster, on the mezzanine the construction of the walls is wooden, half-timbered, 4x15 cm pillars filled with 10 cm thick mineral wool on the inside and nida-gypsum board, and 15 cm thick particle board plaster on mesh on the outside.

Roof: wooden ceiling, carpentry, insulated with mineral wool 10 cm thick, with steam insulation. Soffit, wooden shuttering, covered with trapezoidal sheet metal with anti-corrosion coating.

Windows: wooden, 3-pane (company Sokolka, in the kitchen a slope window by Vellux).

Floors: wooden on joists: terracotta (hall, kitchen, bathroom), beech panel (living room, mezzanine), carpet (bedroom, study).

Sills in the living room and mezzanine covered with veneer (American cherry).

House no. 2 built in 1980 consists of first floor (approx. 80 m2), first floor (approx. 46 m2) and a basement ( approx. 50 m2).

On the first floor level there is:

  • a spacious living room (approx. 43.3 m2) with a fireplace, with window exposure to the south, with access to a wooden terrace (approx. 20 m2) and entrance to a mezzanine leading to the second floor.
  • bathroom (approx. 5.5 m2) with shower, sink, toilet and washing machine, window exposure to the west.
  • kitchen (approx. 9 m2) with pantry, with window exposure to the north. ( approx. 2.8 m2).
  • a hall (approx. 5 m2) with a walk-in closet.
  • a room/office (approx. 9 m2), with window exposure to the north.
  • a mahogany veneer hall (approx. 7 m2) with descent to the basement, with window exposure to the north.

On the first floor level there is:

  • a bedroom (19.7 m2) with a large closet (approx. 300 cm x 0.60), with window exposure to the north.
  • guest room (16.5 m2), with window exposure to the east.
  • bathroom with bathtub, toilet, sink (approx. 2.3 m2), with window exposure to the west.

In the basement with an area of about 50 m2 is placed: a boiler room with a gas stove and a coal stove, with an interesting engineering solution to prevent the collection of moisture, and two rooms, one of which is used to store oak briquette, with which the house no.1 is heated and the house no.2 is heated.

Building area of both houses is about 150 m2.

Walls: first floor and first floor from the outside: aerated concrete blocks faced with lime-sand brick in "30" brand mortar, from the inside: full ceramic brick 25 cm thick, in "30" brand mortar. Basement: full ceramic brick 25 cm gr., on mortar brand "30". Partition walls: hollow brick on mortar brand "50". Klein ceilings. Horizontal insulation (foundations) and vertical insulation (walls) of two layers of felt.

Roof: wooden structure, different geometry of roof slopes in purlin and rafter system, made of squared timber, covered with copper tile!

Windows: wooden, old type.

Floors: oak parquet (living room, staircase, mezzanine, bedroom, guest room, hall), terra cotta ( both bathrooms, vestibule), linoleum (first floor room/study, kitchen)

House no.1 is connected to the city sewage system. House no.2 has a sealed septic tank (can be connected to an existing well on the plot).

Heating: House no.1 heated with a fireplace with hot air distribution over the entire area. House no.2 : gas stove (company Ideal "Mexico Super CFA"), coal stove with electric heating attachment.

City water for domestic use. Deep well for watering the garden.

I invite you to the presentation of this very interesting offer.
