Description

A complete production facility with EU certification, its own technical infrastructure, and a production capacity of up to 40 metric tons of finished products per day, located at a strategic logistics hub in central Poland.

The subject of the sale is a modern and fully equipped meat processing plant located in Lichawa, Sędziejowice municipality, Łódź Province. The property is a unique industrial asset with a high degree of infrastructure independence, ready to resume production operations in a short time.

The plant has operated continuously since 1987 as a family-owned business in the meat industry. In 2015, a comprehensive modernization of the facility and its technological infrastructure was carried out, bringing the plant up to modern production standards and meeting the requirements of the European market. Operations continued until October 2023.

The complex comprises approximately 6,000 square meters of usable space located on a site of nearly 3 hectares. The facility is licensed to cut beef, pork, and poultry; skin game meat; process meat; and produce cured meat products for the domestic and EU markets. At full capacity, it achieved a production capacity of approximately 40 metric tons of finished products per day.

A key advantage of the investment is its extensive and self-sufficient technical infrastructure, which includes its own two-well water intake, a water treatment plant, an SBR-type biological wastewater treatment plant, a 2 x 630 kW transformer station, and modern cooling and heating systems based on heat pumps. The plant is also equipped with a central washing system, temperature monitoring for cold storage and smoking chambers, an air dehumidification system, a Viessmann steam boiler room, and full air conditioning for the production, administrative, and employee areas. The implemented solutions significantly reduce operating costs and increase operational efficiency.

The main building includes a modern production area and extensive administrative and staff facilities with offices, locker rooms, a cafeteria, and a laundry room. The property also includes a company store, a water pressure station, warehouses, a workshop, a Category III waste storage facility, a 25,000-liter fuel oil tank, and two residential buildings with a combined area of approximately 500 square meters.

A key advantage of the investment is its location in central Poland, ensuring efficient logistics support for both the domestic and international markets. The S8 expressway, one of the country’s most important transportation corridors, is located a short distance from the property, providing quick access to Łódź, Warsaw, Wrocław, and the Silesian metropolitan area. This location enables efficient distribution of products to Poland’s largest consumer and logistics hubs.
Access to the local labor market is an additional advantage. The proximity to Sędziejowice, Łask, Zduńska Wola, Sieradz, and Łódź ensures a large pool of talent for manufacturing and logistics operations. There are also nearby bus routes enabling employees from surrounding towns to commute daily.
